Riverlight One is a landmark residential development comprising 813 apartments alongside a range of premium resident amenities, including a health club, gym, private cinema, restaurants, food stores and a variety of communal resident spaces.
Maintaining these shared environments to a consistently high standard is an important part of delivering the resident experience while protecting the property’s long-term value.
Communal furniture within high-use areas inevitably experiences wear over time. From lounge seating and library furniture to bespoke reception seating, these spaces are used daily by residents and visitors, making upholstery one of the first elements to show signs of ageing.
Replacing commercial furniture across multiple amenity spaces can be expensive, particularly where bespoke pieces have been commissioned specifically for the development. The Facilities Management team wanted a practical way to preserve the appearance of these premium spaces while extending the life of their existing furniture.

As part of an ongoing maintenance partnership, Yorx has worked closely with the Facilities Manager to refurbish furniture across several of Riverlight One’s key communal areas.
The programme has included reupholstering seating within the club lounge and library, as well as restoring the bespoke seating in the main lobby. By refurbishing the existing furniture rather than replacing it, Riverlight One has retained the original quality and design of its furnishings while refreshing the appearance of these high-profile resident spaces.
The work was carefully planned to minimise disruption, allowing communal areas to remain welcoming and operational throughout the project.
By choosing refurbishment over replacement, Riverlight One has been able to extend the lifespan of existing furniture, preserve bespoke pieces that would have been costly to replace, reduce capital expenditure, and support a more sustainable approach by retaining furniture that remains structurally sound.
Following the success of these projects, Yorx will also be returning to reupholster seating within the development’s private cinema as part of the continuing planned maintenance programme.
